Task
Create a desirable infill townhome project to replace 2 derelict houses in the middle of a historic downtown neighbourhood.
Solution
Land costs dictated higher density so 2 house were replaced with 11 units. The homes were arranged in 2 blocks surrounding a drive court. One block was set close to the street with rear garages to respect the existing streetscape. Design elements from the neighbouring Victorian homes were incorporated – with a contemporary twist – to create homes that would please the younger target market but still blend with the street.
Result
A project that sold quickly and has little turnover. Even the city liked it as it was a finalist in their urban design competition.
